Your building, smartly connected

ARCHITECTURE

One central intelligence

Traditional systems often work with distributed intelligence across dozens of controllers. With TIBA3, the entire building is controlled from a single central PLC.

Sensors and actuators execute tasks but do not make decisions. These occur in one place, resulting in a system that operates consistently and remains easy to adapt.

Faster insight

Easier maintenance

No vendor lock-in

More control

INTEGRATION

From separate technologies to one smart whole

No single building technology stands alone. TIBA3 connects heating, cooling, ventilation, lighting, sun blinds, access control, nurse call, energy management, sensors, and other installations into one open building management system.

This allows every technology to share information and respond to what is happening elsewhere in the building. The result: more comfort, less energy loss, and a building that functions smarter without extra complexity for the user.

All technologies in one overview

Through the TIBA3 visualization, the building manager gains insight into rooms, installations, statuses, and measured values. Parameters can be adjusted specifically without having to work deep within separate systems every time.

DATA FLOW

OPEN SYSTEM

Free from dependency. Now and later.

TIBA3 works with open protocols such as Modbus, BACnet, DALI, KNX, and M-Bus. As a result, existing installations can continue to function, new technologies can be easily added, and you remain free to choose your integrator.

The building’s logic resides within the building itself. Without mandatory licenses or an external server determining what is possible.

INDUSTRIAL FOUNDATION

Built on industrial technology

TIBA3 uses Beckhoff PLC technology as a robust foundation. Fixsus combines this industrial standard with proprietary software, proprietary hardware, and years of experience in complex buildings.

This creates a system that does not depend on temporary product generations but relies on components designed for continuous use and long-term maintenance.

RETROFIT

LIFESPAN

Built for long-term management

TIBA3 opts for industrial hardware, central logic, and a clear architecture. As a result, the system remains understandable, adaptable, and maintainable even after many years.

Not built for quick replacement, but for buildings that must remain technically manageable.

REGULATIONS

BACS, EPBD, and NIS2

TIBA3 meets BACS requirements (Class A according to EN-ISO 52120), supports EPBD obligations regarding active energy management, and takes NIS2 guidelines into account for the security and continuity of critical systems.

But regulation is a starting point, not an end point. The real value lies in what a good building management system makes structurally possible: making energy visible and controllable, aligning comfort and consumption, and building an installation that is still understandable ten years from now.
