A single partner for the entire process

Realizations

From historic city buildings to residential care centers and critical infrastructure. Every project began with a specific requirement and received a tailored solution.

  • Hendrik Conscience Building

At the Hendrik Conscience Building, the existing control system per tower is being replaced without the need for major works.

The existing Modbus cabling is retained, while Room Controllers and TP10 panels take over the room control and expand it with additional measurements. Everything is integrated into a single serverless, NIS2-compliant management environment based on industrial technology.
  • WZC Maria Rustoord

WZC Maria Rustoord has grown into a campus for 180 residents, featuring four boiler rooms, eight boilers, and three combined heat and power units.

Fixsus integrated the scattered control systems into a single platform while preserving the well-functioning installations. The technical department can now monitor the entire site centrally and make targeted adjustments. Read the visit report
  • Vlinderpaleis (Antwerp Law Courts)

At the Vlinderpaleis in Antwerp, Fixsus renewed the building automation without interrupting the daily operations of the courthouse.

The retrofit brings the various technologies together into one open and centrally managed system, providing a future-oriented basis for maintenance and further optimization.
  • Concertgebouw Brugge

At Concertgebouw Brugge, Fixsus replaced the existing HVAC control system with a single central building management system.

A redundant Beckhoff controller communicates with 41 islands and controls heating, cooling, and ventilation in cascade, fed by 47 Room Analyzers. Fire detection, emergency lighting, and fire dampers are also integrated for rapid alarm follow-up.
  • Rubenshuis Hopland 13

Hopland 13 is the reception building of the Rubens site in Antwerp, featuring an experience center, museum café, reading room, and library.

TIBA3 monitors temperature, humidity, and air quality, and controls the VAV regulation, zoning, and climate control. The hybrid installation, featuring geothermal energy and heat pumps, is prepared for expansion to the other buildings on the site.
  • Van der Valk Hotel Brussels Airport

At Van der Valk Hotel Brussels Airport, Fixsus replaced the existing controls with a single central building management system.

The retrofit bundles hotel technologies without unnecessary replacement of infrastructure and gives the technical department more control over comfort, energy consumption, and daily operations.
  • MFC Emiliani

For the MFC Emiliani locations in Lokeren and Lochristi, Fixsus controls the HVAC and screens in the resident rooms and living areas.

The rooms are managed centrally, with additional local adjustments via Room Controllers where necessary. In this way, the system combines central management with comfort at the room level.
  • Flemish government building

In a large Flemish government building in Brussels, Fixsus renewed the building management system without demolition work or significant disruption to users.

The open, central control system reuses existing infrastructure and makes the building manageable, expandable, and ready for long-term support once again.
  • Flemish Administrative Centre

At the Flemish Administrative Centre in Hasselt, Fixsus integrates all building technologies into a single centrally controlled system.

Uniform operation provides the technical department with greater insight and control, simplifies the management of the complex building, and supports structural energy optimization.
  • Hotel Vé
A boutique hotel located at the Vismarkt in the heart of Mechelen, where a single boiler room supplies ceiling heating, underfloor heating, radiators, and domestic hot water. TIBA3 controls the two boilers in cascade as well as the air handling unit with heat recovery. Fixsus monitors everything remotely and often detects a malfunction before the hotel even notices it.
  • Bpost

Various bpost sites are monitored from a single uniform management environment. Heating, cooling, ventilation, and free cooling operate according to the same logic everywhere, with central monitoring of fault contacts.

The result is a clear and repeatable approach that can be easily expanded to additional buildings.

  • Sudcal district heating network

The Sudcal district heating network in Luxembourg recovers waste heat from ArcelorMittal’s Belval site, covering 60 to 70 percent of the heat demand.

Fixsus controls the production unit and all substations, reads the calorimeters, and consolidates the consumption reporting into a single central system.
  • Putte Municipal Sports Hall

At the renovated sports hall in Putte, Fixsus is implementing the building management system, commissioned by Deckx Elektromechanica.

The system controls the lighting, air handling units, and central heating, and monitors the emergency lighting. TP10 panels and PIR sensors provide local control and detection throughout the building.
  • Bank van Breda

In about ten Bank van Breda buildings, Fixsus centrally controls the lighting, heating, window contacts, screens, emergency lighting, and data rooms.

The control system follows occupancy, ensuring that unoccupied spaces are not unnecessarily heated or lit. Furthermore, Fixsus developed a Modbus parking detector for the head office, which is fully integrated into TIBA3.
  • WZC Saffrou

On the former Saffrou site in Oudenaarde, Anima Care is constructing a residential care center with 86 rooms and adjacent assisted living residences.

Fixsus integrates lighting, ventilation, and heating into a single building management system, featuring local control via Fixsus hardware. Nurse call systems are also monitored and forwarded to the DECT exchange.
  • Fluvius

Fixsus equipped several Fluvius buildings with TIBA3 for the centralized control of energy-efficient installations.

In 2024 alone, three locations were provided with a building management system by Fixsus. These successive realizations form the basis for a growing partnership.
  • Radisson Collection ‘The National’

For Radisson Collection The National Hotel, Brussels, Fixsus supplied various hardware components for building and comfort control.

The devices are integrated into the hotel at the Sterea site in Sterrebeek and support a comfortable and intuitive hotel experience for guests.
  • UGent Campus Ardoyen

At UGent Campus Ardoyen, toilets are flushed using a combination of rainwater and locally treated wastewater.

TIBA3 monitors the water supply per building, determines priorities for critical zones, and controls the treatment process based on demand. A subsequent step involves proactive adjustments based on weather forecasts.
