  • Gare55
    An old station building in Evergem, reborn as a bed and breakfast. The control system interfaces directly with the booking system: rooms only reach the set temperature when guests arrive. Surplus solar power heats the domestic hot water, ensuring the electricity balance remains close to zero. Through the TIBA3 dashboard, the owner maintains full control.
  • ZOO Planckendael

    At ZOO Planckendael, Fixsus collaborated with Gezel to implement the building automation for the Entrance and Vennecourt zones.

    TIBA3 integrates the heating and cooling production, air handling units, fire dampers, and energy meters of multiple buildings. The facility manager monitors both zones centrally from a single overview.
  • Carglass Bilzen

    For the Carglass site in Bilzen, Fixsus was commissioned by Montea to integrate the offices and warehouse into a single control system.

    Fiber-optic linked islands manage the screens, twenty air heaters, and eighty destratification fans. In the offices, TP10 panels and Room Controllers manage the heating, lighting, and sun blinds.
  • DHL hub Zaventem

    The DHL hub in Zaventem comprises a 31,500 m² sorting complex and 5,000 m² of office space.

    Eleven I/O islands on fiber optics control more than 1,500 DALI fixtures, sixteen destratification zones, air heaters, and gas radiant heaters. This ensures that lighting and climate remain centrally manageable across the entire site.
  • Van Hoecke, Sint-Niklaas

    At Van Hoecke in Sint-Niklaas, two buildings each operate with their own controller and linked islands.

    TIBA3 integrates the Menerga air handling unit, DALI daylight control, and VAV regulation. A BTES field (borehole thermal energy storage) up to 120 meters deep feeds the heat pump and provides sustainable heating and cooling.
  • Lievegem Sports Hall

    During the renovation of the Lievegem Sports Hall, the boiler room was completely modernized using Fixsus equipment and measuring instruments.

    Room Analyzers and TP10 panels manage the climate control in the offices, meeting room, and reception area. The sports hall itself is divided into twelve individually controlled zones.
  • WZC Aquamarijn

    At WZC Aquamarijn, Fixsus brings room control, care functions, and building technologies together into a single system.

    The integrated approach simplifies operation and management while supporting greater comfort and efficient operation in the residents’ rooms.
  • WZC Armonea Noordduin

    At WZC Armonea Noordduin, Fixsus renewed the building controls while the residential care center remained operational.

    The existing infrastructure was preserved as much as possible, and the various building technologies were integrated into a single central system. This allowed the site to combine continuity during the works with simpler and future-oriented management.                
  • Leuven Police Headquarters

    During the renovation of the Leuven Police Headquarters at the Philips site, TIBA3 coordinates the heating, cooling, and ventilation based on the actual demand per half floor.

    Production and supply temperatures are automatically adjusted. In the event of a malfunction, the authorized personnel immediately receive a notification via SMS.
  • UA Antwerp, Building Z

    Building Z on UAntwerp’s Campus Groenenborger makes its own technology visible and measurable.

    TIBA3 integrates heating, lighting, ventilation, free cooling, and concrete core activation with a hybrid boiler room, BTES field, heat pumps, and boilers. More than 250 sensors provide data for research, monitoring, and precise control.
  • MFC KOCA Emmaüs

    At the KOCA Emmaüs multifunctional center in Antwerp, Fixsus manages the heating, motorized ventilation, and sanitary pumps for 60 rooms and six living areas.

    The central system is linked to the fire detection system. Room Analyzers provide reference measurements, while TP10 panels offer users local temperature settings.
  • WZC Au Privilège

    At WZC Au Privilège in Haut-Ittre, Fixsus integrates heating, cooling, ventilation, free cooling, and lighting with nurse call systems, access control, and energy and water monitoring.

    A custom Room Controller regulates comfort for each individual room. The technical department manages all functions centrally from a single open system.
  • WZC Nuance

    In WZC Nuance in Forest, each room is equipped with a Room Controller and Room Analyzer, developed for the client Anima Care.

    The Room Controller consolidates all connections, including the call buttons, while the Room Analyzer monitors the temperature. This limits the cabling and enables precise control and central management per room.
  • Historic Leuven City Hall

    Fixsus is developing the digital heart of the building services for the historic Leuven City Hall.

    A single open building management system will centrally integrate the various installations and provide a future-proof foundation for the management of the entire building.
  • Infrabel signal box

    For the Infrabel signal box, Fixsus implemented a robust central control system for a critical environment that remains operational 24/7.

    Redundancy and continuous monitoring increase operational reliability and ensure that anomalies are quickly detected and followed up.
  • Delhaize Office Building

    At the Delhaize office building, Fixsus renewed the building management system while maintaining the existing installations as much as possible.

    The various technologies are now centrally controlled from a single open system. This provides the technical department with a better overview and makes the infrastructure easier to manage and further develop.
