Somewhere in a technical room hangs a control cabinet that no one touches anymore. Not because there is nothing in it, but because no one knows exactly what is inside. The technician who installed it hasn’t worked here for years. And every intervention begins with half an hour of searching before anything can even be adjusted.

Buildings simply grow. Every renovation brings new technologies, every new supplier its own control system and its own protocol. Until you are faced with a building that functions technically, but that no one truly understands anymore. In a residential care center in Ingelmunster, heating and cooling in some rooms ran simultaneously for years because no one had ever coordinated them. “Guesstimation”, is how the regular technician describes it himself.

Not a smart building. But smart technologies.

At Fixsus, they avoid the term smart building. A building consists of bricks and concrete. What needs to be smart are the technologies within it, and those must also work together. Not an ecosystem of dashboards and apps that promises to transform your building. Instead, one central industrial PLC to which all technologies are linked via open standards such as BACnet, Modbus, and DALI-2.

Everything connected, everything transparent, maintainable with a voltmeter and a screwdriver. Fixsus offers 25 years of guaranteed support on both hardware and software.

An iconic courthouse. Without closing for a single day.

In the Vlinderpaleis in Antwerp, the building management system was approaching the end of its life cycle after nearly twenty years. Support stopped, replacement parts were no longer available, and the building operated as two technical islands that never spoke to each other.

Fixsus carried out a phased conversion to the TIBA3 platform, in line with the client’s planning. The existing cabling was fully reused. No demolition or structural work was required. All 26 courtrooms remained in use throughout.

“We can now see at a glance what is happening throughout the entire building. From the parking garage to the shell roofs. That provides a peace of mind we didn’t know before.” (Geert, Building Manager Cofinimmo)

Today, approximately 150 room controllers and room analyzers monitor the entire building. CO2, temperature, humidity: everything converges in one dashboard. Managers adjust 78,000 m² remotely, without being dependent on a single supplier.

Regulations do not wait.

The Flemish BACS regulations mean that building automation is no longer a choice. Non-residential buildings with an installation above 290 kW must be compliant by the end of 2025 at the latest. From 2030, this threshold will be lowered to 70 kW, bringing medium-sized buildings into scope as well. Fixsus guides facility managers from audit to implementation, and from implementation to long-term maintenance. Not as a supplier that disappears after delivery, but as a partner who answers when you call.
